Are impact windows required in Kissimmee?

No. The wind-borne debris region is drawn by design wind speed rather than by county line, and the 140 mph contour that triggers it runs through eastern Osceola County, roughly twenty-five miles east of downtown Kissimmee. Kissimmee, St. Cloud, Celebration and the resort corridor sit outside it, so impact glazing is a choice here, not a permit requirement.

There is still a good argument for it on a house nobody local can close up, and we make that argument on the impact page rather than pretending the code makes it for us.

Can the work be done between bookings?

Most of it, yes. A sealed glass unit swapped into an existing sash, a slider roller and track change, a rescreen, a lock or a threshold, and often a straight insert window will fit inside a checkout-to-check-in window.

What will not fit is full-frame replacement with stucco patching, block cutting for an enlarged escape opening, or a bay assembly, all of which need consecutive days with the house sealed. We tell you which category your job is in before you book crews around it.

My converted den is listed as a bedroom. Does its window comply?

Often it does not. A sleeping room needs an escape opening giving 5.7 square feet net clear, with clear height never under 24 inches, clear width never under 20 inches, and the sill within 44 inches of the floor. Because net clear is measured through the operable sash only, a single-hung window delivers roughly half what its overall size suggests. We measure every sleeping room on the first visit and hand you a written pass-or-fail list for the house.

Does the pool door need an alarm?

If that door gives direct access to the pool and is acting as part of the barrier, then under Florida's residential pool safety law it needs an exit alarm audible through the house, or self-closing and self-latching hardware with the release out of a small child's reach.

On a rental this matters more than on a family home, because the people using it do not know your deck, your steps or your depth. We fit and test the hardware with both the glass panel and the screen.

Who pulls the permit, and which office reviews it?

We do. Inside the city limits it goes through the City of Kissimmee building division; in unincorporated Osceola County it goes to the county building department, and neighbouring work goes to Polk, Orange or Lake depending on the address. Product approval for the units is statewide Florida Product Approval. We give you the review timeline before you commit, because permit turnaround is usually what decides the start date, not our schedule.

The glass has gone cloudy between the panes. Is that a new window?

Usually it is not. Cloud between the panes means the edge seal on the insulated unit has failed, and where the frame has not moved, the sash still runs and the locks still throw, we pull that unit and glaze a fresh one into the sash you already own. No permit, no exterior patching, a couple of hours.

We would argue against it when several units on one elevation have already failed and the balances and hardware are finished as well.
